The Keyfix Non-Combustible Cavity Tray System has played a pivotal role in the successful construction of a brand new range of high-end apartments and studios for students at the prestigious University of Nottingham. 

Designed by AXIS Architecture, constructed by McAleer & Rushe, and developed by Future Generation, The Vantage in Nottingham stands as a vibrant and exciting housing complex catered to local university students. Situated in the heart of bustling Nottingham City Centre, these meticulously designed studios and apartments offer top-tier amenities, including an on-site gym, fine dining room, cinema, and a sky lounge with panoramic views of the city.

Keyfix supplied crucial components for this project, including 1,500 meters of its Non-Combustible Cavity Tray (NCCT), 200 meters of its Non-Combustible Cavity Tray Lintels (NCCTL), 1025 preformed Corner Units and 5,854 Weep Vents.

The client specified Keyfix to ensure the building’s compliance with updated building regulations, both now and in the future. With the introduction of the 2019 Building Regulations Document B (Fire Safety), it became clear that “materials achieving limited combustibility cannot be deemed to meet the requirements using an alternative classification method.” To meet these new regulations, McAleer & Rushe sought a third-party rated solution which was totally non-combustible, customised to suit the building.

Furthermore, the client aimed to futureproof the building to ensure compliance in the event of any changes to its intended use. Keyfix’s NCCT surpasses the minimum regulations outlined in the Approved Document B, boasting an impressive A1 Fire Rating and a lifespan exceeding 125 years. This exceptional solution guarantees that the building will remain compliant even if future regulations become more stringent. Crafted with the utmost precision using stainless steel, the Keyfix NCCT sets the industry standard, providing peace of mind for the client’s long-term needs. 

The building’s unique façade design presented a challenge for the client as they sought corner units that deviated from the standard 90-degree angle. Keyfix worked closely with the client, offering expert technical support that included attending design meetings, conducting a comprehensive technical review of architectural drawings, and providing regular follow-up calls to the site. Keyfix’s preformed corner units facilitated a swift installation process, effectively meeting the programme’s tight schedule and benefitting all parties involved.

Keyfix collaborated with IG Masonry Support to deliver a comprehensive package of products and support. Recognising the congestion at the slab edge, IG Masonry Support and Keyfix worked together internally to provide a cost-effective solution for the commercial and design teams, without the need for client involvement or wasted time.  

Moreover, McAleer & Rushe were highly impressed with the NCCT’s self-supporting system, eliminating the necessity of fixing it to the internal frame. The components effortlessly clip together, ensuring a quick and simple installation process without the need for supplementary fixings, sealants, or on-site fabrication by the contractor. Notably, the Keyfix NCCT also eliminates the requirement for mastics or tapes. These advantages significantly reduce project time when compared to traditional DPC methods.

Aside from the comprehensive technical review of the architect’s drawings, Keyfix provided extensive technical support to the entire team. To familiarise the on-site team with the NCCT, Keyfix supplied a detailed component schedule and layout plan. Additionally, Keyfix delivered a Toolbox Talk and a Continual Professional Development (CPD) webinar, further enhancing the on-site team’s knowledge and expertise.

With the completion of The Vantage development, the Keyfix Non-Combustible Cavity Tray serves as an assurance that the building will safeguard its occupants from fire hazards well into the future.
